Issues here relate to the project's wrong location, the high density of the project is incompatible with respect to the surrounding developments, and that it lacks any transition buffer between the proposed high-density project and surrounding low-density residential, park, and church uses. Additionally, the necessity for a variance for setback (25 down to 10 feet) and a variance for parking per unit indicates a significant deviation from current zoning rules.
Concerns in this area include the city not prioritizing traffic management, the project's impact to twice-daily school transportation and local traffic, and the overall lack of nearby mass transit services. These factors can lead to increased congestion, reduced public safety, and inconvenience for residents and commuters.
These are concerns that directly affect the existing residents, specifically the reduction of quality of life for existing property owners. This is compounded by the potential for vandalism and theft of non garaged vehicles, which raises property crime and safety concerns for the neighborhood. Changes in traffic, density, and noise from the other categories all contribute to this overall reduction in the quality of life.
